Indicates that improvements have been made to the original property which would effectively reduce the age of the building.

Adjusted Sale Price

The adjusted sale price is the total sale price reduced by the value of any personal property included in the sale.

Appr Acct Type

This is the department within the Assessor-Treasurer's office responsible for appraising the property.

Appraisal Area

Appraisal Area is a group of properties that share similar economic influences. These areas are typically defined by, but not limited to, school districts, natural, and man-made boundaries.

Approach

Approach indicates which appraisal method was used to determine the assessed value of the property. Approach will be one of the following: cost, market, income, or reconcile.

Assessed Value

The fair market value of the property determined by the appraisal process.

AV Time of Sale (TOS)

The fair market value of the property at the time the sale occurred as determined by the appraisal process.

Bathroomss

The number of baths listed for a residential property. The number is listed as a decimal, ie. 2.75 = two full and one three-quarter baths. A tub/sink/toilet combination (plus any additional fixtures) is considered 1.0 bath. A shower/sink/toilet combination (plus any additional fixtures) is 0.75 bath. A sink/toilet combination is .5 bath.

Bedrooms

The number of bedrooms listed for a residential property. (Informational purposes only)

Finished Basement SF

The total basement finished square footage.

Total Basement SF

The total basement square footage.

Condition or Building Condition

The current condition of the building.

Building Quality

Building Quality is an indication of the quality of the materials and workmanship used in construction of improvements.

Building Size

Building sizes are displayed in square feet. Enter the above-grade (exclude basement square footage) building size in square feet, i.e., 2000, without a comma.

Built As

Built As indicates the original purpose for and/or style of construction of the building. Occupancy indicates how the building is currently being utilized.

Business Name

A name associated with a business located on an account.

Class

Class (of Construction) identifies one of five basic cost groups by type of framing (supporting beams and columns), walls, floors and roof structures, and fireproofing.

Commercial SF

The square footage of the buildings with a commercial property type on a parcel.

Confirmation

Circumstances of the sale have been verified.

Current Tax Year

The year the taxes are payable, based on the previous year's value.

Current Use Land

Property that meets the specific criteria as farm and agriculture land, open space or timberland under RCW 84.34 and is valued as part of the current use program.

Deed Type

The type of document used to convey ownership of the property.

Detached Garage SF

Total detached garage square footage.

ETN

Excise Tax Affidavit number recorded in the Auditor’s Office.

Exterior

Exterior indicates the type of construction material used on the building's exterior for a residential property.

Fin

Finished square feet

Front Ft

The effective front footage of a property which is exposed to water or a street. Front Ft is informational only for non-waterfront residential properties. It is used for residential waterfront and commercial land valuation.

Garage SF

Total garage square footage. Includes attached and detached garage areas as well as built-in and basement garages.

Grantee

The buyer of a property.

Grantor

The seller of a property.

Gross Land SF

The total square footage of land identified by a parcel number. Sale Gross Land SF is the sum of the square feet of land for all the accounts that sold on a specific excise tax affidavit.

HVAC

The type of heating, ventilation and air conditioning system.

Improvements

Buildings or structures.

Land Attributes

Land attributes are codes used to describe characteristics of land. They indicate view, waterfront, access, traffic, utilities, topography, shape, etc.

Land Flags

Land Flags are codes used to identify parcels affected by wetland buffers, functional adjustments, economic adjustments, appeals, current use rules, historical property exemptions, demolition, segregation and merge procedures, etc.

Last Inspection

The date that the property was last inspected by an appraiser from the Assessor-Treasurer's Office. Reasons for an inspection include Board of Equalization, Destroyed Property, New Construction, Physical Inspection, Review, Sale and Other.

LEA

LEA stands for Land Economic Area. Residential LEAs represent boundaries for land subject to similar social, environmental, economic and governmental forces. They are typically located within a geographic area defined by natural, man-made, or political boundaries. Commercial LEAs are defined by use (Multi Family, Commercial, Commercial Other and Industrial) rather than location.

Lot Size

Lot sizes are displayed as square feet or acres. Enter lot size as a square foot or acreage number, i.e., 12500, without a comma.

Mailing Address

This field is the mailing address on file with the Assessor-Treasurer.

Neighborhood

Neighborhoods represent boundaries for improvements with similar social, environmental, economic and governmental forces. Neighborhoods are typically located within a geographic area defined by natural, man-made, or political boundaries.

Net Land SF

The taxable land square feet for a parcel. Applies only to commercial properties.

New Construction

Increase in value since last reappraisal, due to construction or alteration for which a building permit was issued, or should have been issued.

Occupancy

The Occupancy Code is a description of how the principle building on a parcel is primarily occupied.

Outbuildings

The number of outbuildings listed on a parcel.

Outbuilding SF

The square footage of the buildings with outbuilding property type on a parcel.

Parcel Number

Pierce County parcel numbers consist of 10 digits. Unplatted property parcel numbers are designated by Range, Township and Section numbers based on the property location, i.e., Parcel 0419211036: 04 = Range 04, 19 = Township 19, 21 = Section 21, Quarter Section = 1 (Northeast), lot number = 036. Platted property parcel numbers are designated by a 6 digit plat number, which preceeds the lot number, i.e., 709424 = Qunell’s 4th Edition plat, 006-0 = Lot 6 of the plat.

Parcels Sold

The number of parcels included in this sale.

Personal Property

Generally items that are used in the operation of business activities; includes furniture and fixtures; equipment, software, supplies, and materials not held for sale.

Property Type

Property Type identifies the type of building on a parcel.

Quality

The quality of a building or structure as determined by the appraisal process.

Total Finished SF

The total square footage of buildings with a residential property type on a parcel. Includes finished basement square footage.

Roof

The type of material used for the roof of the building.

RTSQQ

This is the Range, Township, Section, Quarter Section and Quarter Quarter Section. This determines a location within Pierce County where the property is located.

Sale Commercial SF

The total square footage of commercial buildings at the time of the sale.

Sale Date

The date of sale from the Excise Tax Affidavit (ETN).

Sale Notes

A state required description of why a sales transaction must be excluded from sales studies. Examples include non arms length sales transactions such as "Family different last names", sale transactions with undue pressure such as "Estate sale" and "Forced Sale Trans in Lieu Frcl", and sales where the property characteristics have changed since the sale, "Improved after sale".

Sale Price Per Square Foot

The adjusted sale price divided by the total improvement square footage.

Sale Price Per Unit

The adjusted sale price divided by the number of total units sold.

Sale Gross Land SF

The total square footage of the land at the time of the sale.

Sale Price

The sale price reduced by the amount of any personal property included in the sale.

Sale Ratio

The ratio determined by dividing the assessed value at the time of the sale by the adjusted sale price.

Sale Residential SF

The total square footage of residential buildings at the time of the sale.

Single Parcel Sales Only

Checking this box will restrict the sales search to only those sales which involve one parcel, not sales which involve multiple parcels in the same sale.

Search Distance

Search distance is measured from the center point of the subject parcel. When using large or irregular parcels, you may need to increase the search distance to return any sales.

Site Address

Tax Description

The meets and bounds, or lots and blocks description of the property, for tax purposes only. This is not a "legal" description of the property which would be obtained from a title company.

Taxable Value

The assessed value of the property, minus any exemptions granted to the property.

Units

Indicates the number of separate units within the building.

Use Code

This is a required field by the Washington State Department of Revenue, and is based on the Standard Land Use Coding Manual as prepared by the Federal Bureau of Public Roads. It incorporates use classifications specified by state law, which most closely approximate the Highest & Best Use of the property for appraisal purposes.

This field is merely an indicator devised to meet statistical requirements of state and federal governmental agencies. It should not be construed as an indicator of current zoning or of the potential legally permissible uses of the property. Questions regarding those issues should be referred to the permitting municipality.

Validation

A Valid sale is an "arms length" transaction between a willing seller and willing buyer, which has no other extenuating circumstances. An Invalid sale would be a transaction which has circumstances other than "arms length", i.e., a sale between relatives, a foreclosure sale, family trust sale, and document types which are not considered sale transactions.

Only Deed Type SWD, RC, BOS, MHETN, and WD are considered Valid for the Assessor-Treasurer's ratio study purposes.

Value Area

Pierce County is on a 6 year Physical Inspection Cycle. Value Area describes the year of the physical inspection cycle in which the property is scheduled to be inspected. Commercial property only: PI Year 3 Exempt - An exemption is being administered on this property. PI Year 3 State Assessed - Dept. of Revenue is responsible for the appraisal of this property.

View Only
